Well, it should come as no surprise to anyone who has followed the Conservative and Lib. Dem. line on HIPs - that the Home Information Pack is now dead - after a short three year life.
So, if you are thinking of selling your home - as of Friday 21st May - you no longer need to factor in the cost of a HIP and can just get on with it - yes? Well not quite. There is still the need for an Energy Performance Certificate (EPC). Read on to find out more.
Although the full HIP is no longer required, due to EU legislation - the EPC is still needed. However, if you bought your home within the last three years - chances are that it has an EPC currently - meaning you do not need a new one as long as you can lay your hands on the existing EPC.
Rolling forward the government has indicated that the EPC will have a shelf-life of ten years so in future not all new property sales will require an EPC, although for the cost (around £75) some vendors might be well advised to commission a new one - especially if they have done anything at all that may have improved the energy performance of the property.
All agents will offer an EPC as part of their service and we are no exception. Our EPCs are just £75 and we will be able to do all we need to do in one convenient visit to your property if you order your EPC with us when you instruct us (otherwise two visits would be necessary).
Is it a good thing that HIPs have gone? Yes. They were well conceived in their original composition - but then at the last minute the last government basically pulled the most important part - the Home Condition Report - making them pretty worthless.
Not many (other than HIP providers) will bemoan their demise.
