| | · How long will you market my property for? Your property will be marketed by us until your sale is agreed (subject to contract) or you choose to take it off the market.

| | · What if I already have a contract with another estate agent? We are an Estate Agent so there is an agency agreement/contract - albeit an extremely flexible one for Fee Option 1 - allowing you to list with other agents at any time (for Fee Options 2 & 3 we require a Sole Agency Agreement with a minimum term of just 12 weeks). So, unless you plan to terminate your current agreement/s with the other agent/s - Fee Option 1 is the option for you - if you wish to add us in with your other agent/s.
N.B. You should be mindful of the exact nature of any other agency agreement you may have and you should know that if you have a sole, or joint-sole agency agreement, then you may become liable to pay that agent's fee should we sell your property. Our advice is to check any other agreement you have carefully - if it is a multiple agency agreement - you should have no concerns - if not, then either consider terminating it or look to re-negotiate it. We can provide a detailed market comparable report showing properties for sale now and sold recently (with sold prices) in your location and of your property type. | | · How are viewings arranged? We handle telephone viewing requests as normal - screening each viewer.
In addition, viewings can be arranged via our simple, yet powerful, online messaging system - keeping your personal contact details private and just requiring that you have a mobile phone and/or email address (viewers must register their full details first). One big advantage of this is that appointments can be arranged (and cancelled) outside office hours.
We believe our viewing system is significantly better than the traditional to and fro through the agent:

We flip the general agent's approach on its head. Rather than "how much can we make" - our approach is "how much can we save our clients" - and still make a modest, fair profit. | | · How are property details produced? We are pleased to be able to offer two simple options with regard to property photographs and descriptions. You choose which suits you best.
a) You can simply send us your photographs (no limit on number) along with a brief description of the property (please see examples of our "house-style" - descriptions will be edited so as they are brief and factual as they need to be easily confirmed by a visit/inspection of the property).
One major advantage of this is that you can readily get good photos in good weather - this makes a huge difference to the attractiveness of the property images and ability of the property advert to attract viewers/buyers. Chances are, here in the UK, that the weather will not be good when any pre-booked appointment comes around. N.B. We, as your agent, need to confirm the nature of the accommodation via a property visit.
b) Alternatively, if you prefer, we can take photos for you when we visit. Just select this option when you instruct us here at our website or when you call us (add £50 for this optional extra - if required). N.B. we cannot guarantee the weather for our visit and therefore recommend that you provide images.
N.B. As we are members of both the Property Ombudsman scheme and the major property websites, we need to confirm the accuracy of the details with due regard to the Estate Agents Act 1979 and the Property Misdescriptions Act 1991. | | · Do you conduct viewings? As the person who knows the property and location best - we ask you to conduct viewings. Also, many buyers like to meet the seller, as if they go on to purchase the property they prefer to have met the person on the other side of such a large and important transaction.
Also, as we are a national online agency we do not have offices and staff in every location. So conducting viewings is the one thing you need to do yourself.
Basically if you can conduct viewings, or have someone do this for you (friend, family, trusted neighbour) then you can use us and save £'thousands. [ Back to Top ]
| | · How can I be re-assured to use you? We have been operating successfully for four years now, we are a company registered in the UK and we are members of the Property Ombudsman. This membership provides an independent service for dealing with disputes between member agencies and customers who are buying and selling residential property in the U.K. Their code of practice is OFT approved. We are fully insured to cover any awards the Ombudsman may make.
N.B. We have not had a single complaint against us in four years of trading. In fact, we have had an overwhelming amount of positive feedback - people really do appreciate excellence combined with value.

| | · Can I add another agent after instructing you? Yes - it's easy with Fee Option 1! Our agreement here is a "flexible agency" agreement - allowing you to add a local agent into the "mix" at any time without changing the terms of our agreement.
With Fee Options 2 & 3 (where there is a completion fee due if we sell) we ask for a Sole Agency Agreement with a minimum term of just twelve weeks. Basically, just a fair chance to earn our completion fee.

| | · Will you be around long enough to sell my property? We have been trading this way successfully since early 2006. So, unlike many of the newer online agents we have a significant proven track record and, what's more, a proven business that can operate profitably over the longer term – in good times and more challenging times.
Our overheads are much, much lower than a traditional agent – meaning that we can cope with a market downturn much more easily and still be here for as long as you need our help.

| | · Can I use Jane Earl on multiple-agency terms? Yes - of course. With fee option 1 there is no issue - just pay our upfront fee and we operate on a flexible agency agreement - meaning you can be listed with any number of other agents.
If you wish to use us on "multiple agency" terms with fee options 2 or 3 (where a completion fee may be due if we sell for you) - please simply add £50 to the relevant "upfront fee" and £200 to the "completion fee". Please contact us first to discuss these options (before instructing us on-line).
