What we do:

You choose what level of upfront fee you prefer to pay (see top of page) - same excellent service for each. Please follow link here for more information on fixed-fees. N.B. Upfront fees are non-refundable once marketing has begun.
- We provide a comprehensive, online, estate agency service - including: price comparison guide; telephone & online viewing requests handled; viewing feedback requested and reported; offers handled in writing; negotiation on your behalf for best price; compliance with all estate agency legislation etc. (N.B. we are NOT a private sellers' website).
- We prepare your online property advert in our "house-style" with no limit on the number of photos and a state-of-the-art, large image format, slideshow (generally ready for your approval within 24 hours of instruction). - We market your property until a buyer is found and the sale is agreed. There is no time limit.
- In addition to your essential Rightmove advert, your property will appear, as a bonus, on the UK's biggest property search engine Globrix - extremely popular with house-hunters as it lists virtually every property for sale in the UK and provides one of the best search facilities available to users.
- We make use of the huge rightmove database of registered buyers looking in your area to alert them to your property via email the second your property is listed.
- We promote our website on all the major search engines driving buyers to your property details here.
- We can arrange viewings by telephone during office hours with all viewers "screened" in the normal manner. Viewings can also be set-up & cancelled, if necessary, (even outside office hours) through our simple messaging system. Viewing requests are sent to you via both email and SMS text. Your personal email & contact numbers are never displayed (viewers again "screened" as normal).
- We handle all offers on your behalf - confirming each in writing (email) and issuing "offer acceptance - subject to contract" letters/emails - along with formal "notice of sale" documents" (including appointed solicitors).
- We recommend a solicitor from our carefully selected panel - offering, through us, perhaps the best deal available for an on-line conveyancing service.
- We are available to assist you from "sale agreed" - right through to completion of your sale.
- We can run an optional four week, Google AdWords campaign for your specific property and location to ensure that buyers searching on the UK's No.1. website (Google) get to see your property ahead of all the rest during those crucial early weeks on the market (just add £55 to upfront fee).
EPC at just £50 (inc.)
We strongly advise sellers who need an EPC to order it through us when you instruct us, as this means everything can be done in one very convenient visit to the property (instead of two) and any possible delays in marketing are avoided.
What you do:
- You decide on the asking price. We can help with a price comparison guide (available on request) and there are many resources on-line to help you with this. You can, of course, seek the opinion of local property professionals too.
- Bright, sunny property images are without doubt essential. You yourself are in the best position to guarantee property images taken in such conditions - thereby greatly enhancing the appeal of your on-line property advert. We can take photos for you if you wish, but, we cannot, of course, guarantee good weather conditions at the appointed date & time for our visit (please add £50 for this optional extra - if required).
- You provide us with a brief, draft, description of the property following our "house-style" here at our website. Your description and images will form the basis of the draft on-line advert we produce for your approval (N.B. we may need to edit the advert to produce an advert that is compliant with both relevant estate agency legislation and our "house-style" and the details need to be confirmed via a property visit).
- You show people your home - after all you know it and the location best.
- You bank the huge savings and you do the smiling :-)

N.B. As an estate agent, we must confirm the property description (including any measurements) via a property visit. This allows us to meet our obligations as an estate agent and the membership requirements of Rightmove. We reserve the right to reject images and/or amend descriptions in the light of our property visit/inspection and so as to ensure the property advert conforms to relevant legislation and our "house-style" (see any property advert here at our website for an example. N.B. Our house-style relies on images more than words to convey the nature of any property - hence no limit on the number of images used).
PROPERTY VISIT SUPPLEMENT: If your property is particularly large (e.g. five or more bedrooms) or particularly remote, there may be a property visit supplement (of up to £35) applicable. Please contact us before instruction and we can advise.
N.B. Also as an estate agent we need you to provide proof of identity in order for us to comply with Money Laundering Legislation. This will be requested at the point of instruction. In addition, we require to see evidence that you have commissioned an Energy Performance Certificate, or, that you have one available for the property concerned, before we can begin marketing.
